Maldives Overwater Bungalow vs Water Villa: What's the Difference?

These two terms cause the most confusion when booking a Maldives holiday. You will see the same accommodation described as a Maldives water bungalow, overwater villa, or even "huts on water" and "houses on water" depending on where you look. Technically, a bungalow is a smaller, simpler structure and a villa is a larger, more luxurious one. But in practice, Maldives resorts use both terms freely, and a "Water Bungalow" at one resort may be identical in size and amenities to a "Water Villa" at another.

What actually matters is the specification: total size in square metres, whether it has a private pool or jacuzzi, glass floor panels, direct reef access, and which direction it faces (sunrise or sunset). Whether you are searching for a luxury water villa in the Maldives or an affordable overwater bungalow, these details determine your experience far more than the label.

Overwater Bungalow

Typically Smaller & Simpler

Usually 40-80 sqm. Often no private pool. Standard furnishings with a deck and lagoon access steps. Found at 3-4 star resorts or as the entry-level overwater option at 5-star properties. Price range: $260-$600/night. Good for travellers who want the overwater experience without the premium price tag.

Water Villa

Larger & More Luxurious

Usually 80-300+ sqm. Often includes a private pool or jacuzzi, glass floor panels, outdoor shower, and a larger sun deck. Found at 5-star resorts and positioned as the premium category. Price range: $600-$5,000+/night. Expect butler service, premium amenities, and more spacious indoor-outdoor living at this level.

What to Look For in a Maldives Water Bungalow

Whether you call them overwater bungalows, water villas, or Maldives huts on water, these seven features separate a good one from a great one. Prioritise what matters most to you.

Glass Floor Panels

Watch rays and reef fish from your living room or bathroom. Not all overwater villas include them. Some have a small panel, others have an entire glass-floor section. If this matters, confirm before booking.

Overwater Villa with Pool

A Maldives overwater villa with pool is one of the most sought-after options. Infinity pools, plunge pools, or jacuzzis on your deck typically cost 30-60% more but give you a freshwater alternative to the ocean. Essential for some travellers, unnecessary for others.

Direct Reef Access

Some overwater villas sit above living reef with steps into snorkeling-depth water. Others are positioned over shallow sandy lagoon. If snorkeling from your deck matters, check the house reef proximity and water depth.

Sunset vs Sunrise Side

Sunset villas face west for golden hour views every evening and cost 10-20% more. Sunrise villas face east, often with better reef access and lower prices. Choose based on whether you prioritise evening views or morning snorkeling.

Lagoon Depth

Shallow lagoons (under 2m) are calm and safe for non-swimmers. Deeper positions (3-8m) offer better snorkeling directly from your steps. Ask the resort about the water depth under specific villa numbers.

Villa Size & Deck Space

Sizes range from 40 sqm to 300+ sqm. Larger villas have separate living areas, outdoor dining, and spacious sun decks. For stays longer than 3 nights, a bigger villa with more deck space makes a real difference.
